How to choose

For full-time residents

Grand Beach, Kinney Shores, and Ferry Beach is the sweet spot. Quieter year-round, more single family stock, easier winter parking, real neighbors who shovel each other out. You still walk to the beach, just without the summer crush.

For investors

Downtown OOB has the strongest short-term rental economics. Walkability to the Pier, Palace Playland, restaurants, and the train station drives high summer occupancy and nightly rates. Confirm Chapter 30 rental licensing and any short-term rental ordinance restrictions before you underwrite.

For snowbirds

Condo communities offer lock-and-leave with the right loan structure. Warrantable buildings finance with conventional 30-year terms; non-warrantable buildings need a portfolio or condo-loan program. We can pre-screen the building before you tour.
