Three connected neighborhoods
Grand Beach is the northernmost pocket, Kinney Shores sits in the middle, and Ferry Beach is the southernmost. They run together as a single quieter character along the OOB shoreline and share the same year-round feel that distinguishes them from downtown OOB. Streets are calmer, lots are larger, and the seasonal swing in population is much smaller.
Ferry Beach State Park
Ferry Beach State Park is 117 acres of coastal forest, salt marsh, and a half-mile of swimming beach on the southern end of this stretch. Trails include the Tupelo loop through a stand of rare-for-Maine tupelo trees. Day-use fees apply in summer; off-season access is free with limited facilities.
Real estate
Stock is dominated by single-family homes on lots that are larger than anything you find downtown. Condos exist but are not the dominant product. Pricing per square foot trails downtown oceanfront but the lot sizes and full-time character are why year-round buyers pay it.
Year-round community
This is the strongest year-round occupancy in OOB. Streets feel lived-in in February, school-age kids are visible after the bus drops, and neighbors plow each other out. If a primary residence is the goal and the buyer asks where in OOB feels most like a normal Maine neighborhood, this is the answer.
Beach access and lifeguards
Lifeguards are on duty at Kinney Shores late June through mid-August during posted hours, with stand placement that can shift slightly each season based on dune work and tide patterns. Off-season the beach is unguarded and quieter than any other section of OOB.
Distance to amenities
Five to ten minutes to downtown OOB, ten minutes to Saco grocery (Hannaford, Shaw's), and roughly twenty-five minutes to Portland. Maine Medical Center in Portland is the nearest large hospital. The Pier, train station, and Palace Playland are all an easy short drive when you want them.
Schools proximity
These pockets are the closest to Loranger Memorial School and Old Orchard Beach High School. Both are part of RSU 23. Bus routes serve the entire area; some families walk to Loranger from northern Kinney Shores and Grand Beach.
