Downtown OOB is the highest-energy half square mile in Maine from Memorial Day through Labor Day. The Pier, Palace Playland, year-round restaurants, the Chamber of Commerce, the Amtrak Downeaster station, and The Ballpark are all inside a five-minute walk of each other. In winter the energy drops to a real Maine downtown with year-round residents, working-waterfront feel, and surprisingly good off-season dining.

About 30% of downtown units are owner-occupied year-round. The rest split between seasonal owners, short-term rental investors, and a smaller segment of long-term renters. The mix is denser and more transient than the rest of OOB, which is the trade-off for the walkability and rental income.

Downtown is the strongest STR territory in OOB. Walkability to the Pier and Palace Playland sustains high summer occupancy and nightly rates from late June through Labor Day. Confirm building bylaws first, since some associations restrict or ban rentals shorter than 30 days, and confirm Chapter 30 rental licensing and the current short-term rental ordinance with Code Enforcement.

Transit and parking

The Amtrak Downeaster stops two blocks from the Pier with daily service to Boston. BSOOB transit runs seasonal beach shuttles. Parking is metered downtown in season, with a few private surface lots and most condo buildings offering deeded or assigned spaces. If parking is critical, confirm space count and assignment in the unit's deed before offering.
