The four zones
Zone X, low risk, no insurance mandate. Zone A and AE, high risk, mandatory flood insurance if federally backed mortgage. Zone VE, high risk coastal velocity, highest premiums.
New FIRMs adopted July 17, 2024
The new Flood Insurance Rate Maps replaced 1984, 85 era maps after a successful Town appeal.
The OOB appeal
A multi-year process that successfully reduced the regulated zone extent and lowered base flood elevations in some areas.

First Street Foundation: 30% of properties have meaningful flood risk; 86% have major severe wind risk.
Flood insurance options
NFIP policies: $500, $2,500+ depending on zone and elevation. Private flood available for higher coverage.
Wind deductibles
1, 5% of dwelling coverage common in coastal Maine policies.
Letter of Map Amendment (LOMA)
Process to remove a structure from a flood zone designation when elevation supports it.
Elevation Certificates
Required for LOMA and for some private flood policies. Order from a Maine-licensed surveyor.
