The two states
Maine: top income tax 7.15%, no estate tax under $6.4M, mil rate variable but OOB at 12.20 (FY2026). Florida: no income tax, no estate tax, property tax assessed and capped under Save Our Homes.
Tax residency
To establish FL domicile: 183+ days in FL, FL driver's license, FL vehicle registration, FL voter registration, Declaration of Domicile filed in FL county. Maine will challenge soft moves, your CPA should be in the loop.
Financing structure
Primary in one state + second home in the other = lower rates and lower down payment than treating one as investment. Travis handles both ME and FL loans on a single application.
