The Brunswick and condo financing in Old Orchard Beach
The Brunswick is a long-established oceanfront association in downtown Old Orchard Beach, and buyers and sellers ask me about it often. The financing question is real. But the answer is not a permanent label on the building.
Whether a conventional loan can close on a unit there is decided by a lender on a current project review. That review can come out differently from one year to the next, so the only reliable answer is the one a lender gives you now.
What "warrantable" means in plain English
Warrantable means a lender can sell a conventional loan on a unit in the project to Fannie Mae or Freddie Mac under current project standards. When that path isn't available for a project, buyers typically use cash, portfolio / non-QM condo loans, or certain investor products. Terms vary by lender, and I don't quote rates or down payments here because they change.
Status is a lender decision on a current review. It is not something a building simply "is" forever. A project can qualify one year and not the next, or the reverse, after changes to insurance, reserves, litigation, or rental structure.
Why people ask about The Brunswick
The Brunswick has a strong rental history, a downtown oceanfront location, a mix of one- and two-bedroom units, and seasonal short-term rentals within the building's rules. Those are the reasons it comes up in conversation. None of them settles the financing question on its own.
If you're considering a unit there, or thinking about selling one, confirm current warrantability and project review with a lender now, and verify the current bylaws and master insurance. For more local context, see condo communities and condo associations.
The rules changed in 2026
Since August 3, 2026, Fannie Mae's Limited Review and Freddie Mac's Streamlined Review are retired for applications on or after that date. A Full Review is typical for established projects. For Full Review applications dated on or after January 4, 2027, the budgeted replacement-reserve test rises from 10% to 15% of annual budgeted assessment income. That is a lender test, not a Maine law.
I can't tell you how any specific building will come out of a review, and I won't guess. Details and sources are in my guide, The 2027 Condo Shift.
What buyers and sellers should do
- Pull the association package. Budget, board minutes, reserves, master insurance, rental rules, and any pending or recent assessments.
- Get a lender review early. Have a lender who works Old Orchard Beach condos review the package before you set a price or write an offer.
- Price for the buyer pool that can actually close. If conventional financing is available, the pool is usually wider. If it isn't, units still sell to cash and portfolio buyers. More on loan paths is on the condo loans page.
