Pricing
Comp inside your micro-market (your specific street, your specific association, your specific beach segment). Pier-area condo comps are not Grand Beach comps. Ocean Park comps are not Surfside comps. Generic algorithmic AVMs (Zestimate, Redfin) routinely miss OOB by 10, 20%, both directions.
Photography & marketing
Professional photography is non-negotiable. Drone for oceanfront. Twilight shots for the Pier-area mid-rises. Marketing channels: MLS, our two websites, Zillow/Realtor.com syndication, our buyer email list (1,400+ active), targeted social, plus Québec-language re-marketing for Pier-area properties.
Showings & access
Most active buyers are out-of-state, Saturday/Sunday and evening showings dominate. Plan to be out of the property weekends in season. Vacation-rental properties: schedule showings around guest checkouts.
Disclosure
Maine's Property Disclosure form is not optional. Lead paint (pre-1978), septic (if applicable), water test, asbestos, prior insurance claims, and any known flood damage all belong on the form.
